Key stages of build

A great deal of attention to detail goes into each one of our new homes during the construction process, with a number of key stages of build before your dream home is build complete. Our Sales Executives will keep you updated throughout the build process of your new home, and you can also track the progress on My Rowland - our online customer portal.

Foundations complete

Foundations complete

The foundations and external drains have been completed and you will be able to see the footprint of your new home.

Brickwork commences

Brickwork commences

With the foundations now laid, work can start on building the structure of your new home.

At this stage, all brickwork is complete to roof level and you will be able to get a feel of how your home will look.

Roof timbers erected

Roof timbers erected

Timbers are erected to form the roof structure. By this stage all your options and extras will have been chosen.

The roof is tiled and your home will be structurally complete.

First fix commenced

First fix commenced

Now that the roof is on, work will start on the first fix. This takes place before the insulation and plasterboard is fitted and includes:

  • Stairs
  • Window frames
  • Door linings
  • Bathroom and pipe boxing
  • Stud walls
  • Floating floors
  • External doors
  • Toilet waste pipes
  • Sink pipe work
  • Bathroom pipes
  • Radiator location pipes (radiators go in during the second fix)
  • Pulling through cables to socket positions
  • Placing cables to where light fittings will be
  • Positioning wires where needed throughout the building
First fix completed

First fix completed

Once first fix is completed you will be invited to take a tour of your new home prior to the plastering commencing.

Plaster complete

Plaster complete

All plastering is complete and ready for the second fix stage to commence.

Second fix commenced

Second fix commenced

Second fix includes:

  • Lighting
  • Face plates on sockets and switches
  • Sinks and baths are connected
  • Radiators
  • Skirting boards and decorative woodwork
  • Internal doors
Second fix completed

Second fix completed

At this final stage, the painting of the walls and woodwork will be completed and the majority of your options and extras will have been fitted.

Final Inspection

Your home will have its final check from the NHBC inspector and will be signed off as build complete. Our Sales Executive will be in touch to arrange your home demonstration and to agree a moving in date.
